More options/display controls

I know some of these options are coded in but they need to be setable via the admin panel.
Option to let customers choose residential/business or not
Option to display note section on onepagecheckout or not
Option to remove all references to gift wrapping or not
Option to have manufacturer and manu part# displayed on customer side or not (store wide)
Option to have shipping estimator return rates based off residential or business
I am sure there are many more that people have had to hard code in which makes upgrading a pain and really should be built in.
